Repainting a family home is one of the larger maintenance expenses most Perth homeowners face. Done well, it adds value, protects the structure, and gives the place a genuinely fresh feel. Done poorly, it is money spent to create a problem that will cost money to fix.
This guide covers the whole process, from the first time you notice the paint is due for attention to the walkthrough at the end of the job.
When Does a Perth Home Need Repainting?
Most exterior paint in Perth lasts between 7 and 12 years, depending on the quality of the original product, how well the prep was done, and how much sun and weather exposure the surfaces get. North and west-facing walls tend to deteriorate faster than south and east-facing ones because they cop more direct sunlight.
Signs to look for: chalking, where the surface leaves a white powder on your hand when you touch it; cracking or crazing in the paint film; peeling, especially near timber or around window frames; fading that makes the colour look washed out; and visible mould or algae growth, particularly on shaded walls and under eaves.
None of these on their own necessarily means you need to repaint immediately, but if you are seeing two or three of them across the whole house, the paint is at the end of its useful life and repainting will be more cost-effective than waiting.
Interior paint lasts considerably longer in normal conditions, often 10 years or more in bedrooms and living areas. Kitchens, bathrooms, and hallways cycle through more quickly because of the moisture, steam, and everyday contact they deal with.
Planning the Job: Scope, Budget, and Timing
Before calling painters, spend half an hour walking around the property and making notes. Which surfaces are most in need of attention? Are there specific areas where there is obvious peeling or cracking? Are there timber elements like fascias, window frames, or decking that might need more prep than rendered surfaces? Is there any exterior timber that looks soft or damaged?
This exercise serves two purposes. It helps you give painters an accurate description when asking for quotes, and it means you can have an informed conversation about what is needed rather than relying entirely on the painter to identify the scope.
Budget for the unexpected. On older Perth homes, it is fairly common to start prep work and find more deterioration than was visible during the quote inspection. Rotted fascia boards, cracked render that goes deeper than the surface, or extensive mould under eaves are all things that can add to the cost. A good painter will flag these and discuss them with you rather than just patch and paint over them.
For timing, autumn (March to May) is the most practical window for exterior painting in Perth. Spring works well too. Avoid booking exterior work for January and February if you can. The heat makes it harder to work, increases the risk of application problems, and the best painters are fully booked anyway.
Getting the Prep Right on a Residential Property
Prep is the part of the job homeowners are least aware of, but it is the part that determines how long the finished product lasts.
On a typical Perth rendered brick home, prep for an exterior repaint involves pressure washing the entire surface to remove dirt, mould, and chalky deteriorated paint. It means inspecting every wall for cracks and filling them with appropriate filler or flexible sealant depending on whether the crack is active or static. It means sanding any areas where paint is peeling or lifting. And it means applying the right primer before any topcoats go on.
Timber elements need more attention. Fascias, window frames, and soffits in Perth homes often have paint that has cracked and peeled more than the masonry surfaces because timber moves more with temperature and humidity changes. All loose paint needs to come off, the timber needs to be checked for rot, any soft or damaged sections need to be filled or replaced, and the surface needs to be primed correctly before finishing coats.
Ask your painter to walk you through the prep they are planning. Specifically ask how they will handle any obvious problem areas you noticed during your walk-around. The way they answer tells you a lot about how thorough they will be.
Choosing Colours for a Perth Home
Perth has a very specific residential aesthetic. Light sandy tones, coastal greys, warm whites, and earthy neutrals are common because they work well in the light conditions and tend to reflect heat rather than absorb it.
Very dark exterior colours have become popular in recent years, and they can look excellent, but they come with practical considerations in Perth. Dark colours absorb more heat, which causes the substrate to expand and contract more significantly, and which can affect some cladding products. If you want a deep charcoal or near-black exterior, ask your painter whether the product they plan to use is suitable for that colour depth on your type of wall.
For interiors, test samples on the actual wall before committing. Colours look different under different lighting conditions, and the small chip on a paint card is not a reliable guide to how a colour will feel across a full room. Most paint suppliers sell sample pots for a few dollars. Paint a section at least 30cm square and look at it in different lights across different times of day before deciding.
Living in the House During a Repaint
Most Perth homeowners live in their homes during a repaint rather than relocating for the duration. For exterior work, this is straightforward. The painters work outside, and the main inconvenience is not parking in the driveway and keeping pets indoors.
Interior repaints are more disruptive. Rooms need to be cleared, furniture moved to the centre and covered, and there will be some paint smell, particularly during the first day of painting a room. Water-based paints have improved dramatically and most modern interior products have relatively low odour, but ventilation is still important.
Talk to your painter about the sequence of the work so you can plan around it. If you have a young child or an infant, knowing which rooms will be unavailable on which days helps considerably.
Product Selection for Perth Homes
Not all paints are created equal, and the difference is more pronounced in Perth's climate than in many other parts of Australia.
For exterior masonry, a quality acrylic paint with UV-resistant pigments and a flexible binder is the standard specification. Products like Dulux Weathershield, Taubmans All Weather, and Solver Exterior have a track record in Perth conditions. They are not cheap, but they last significantly longer than budget alternatives.
For timber exteriors, a penetrating oil-based product or a quality acrylic formulated for timber gives better flexibility than standard acrylic. Timber moves more than masonry, and a paint film that cannot flex will crack and fail.
For interiors, the choice between flat, low-sheen, and semi-gloss finishes matters for practical reasons. Low-sheen paints hide minor surface imperfections better. Semi-gloss is more washable, which is useful in high-traffic areas and rooms that deal with moisture. Flat white is rarely used on walls in modern Perth homes because it marks easily and is difficult to clean.
The Walkthrough and Signoff
Before the painter packs up and issues a final invoice, walk the whole job with them. Go through every room or every exterior surface and check for any issues. Look at cut lines at skirtings, cornices, window frames, and door frames. Check for any visible drips, runs, or uneven patches. Look at surfaces under different lighting if possible.
If you find anything that needs attention, point it out on the spot. Most painters will address minor issues immediately. After they have left, the motivation to come back for touch-ups diminishes, and communication becomes more difficult.
Keep a record of what was used. Write down the paint brand, product name, and colour codes for each area of the house. When you need to touch up a scrape or mark in two years, you will need this information. A good painter will provide this in writing, either as a specification sheet or on the back of the invoice.
